We have a 3 bedroom 1 bath house in the front. We have a non conforming 1 bedroom 1 bath unit in the back (ADU). There is also a one room in the back, storage room that may also be non-conforming. The front house is currently rented. The back unit (ADU) will be delivered vacant. With all the new code changes in California for ADU's, this may present the perfect opportunity to get the back unit legalized. We have not investigated with the city so seller does not know what it would take. Long term tenants in place in front house. The square footage is only for the front house. It does not include the square footage for the back ADU or the storage. The ADU and strorage are not attached to the house. The roof on this property is about four years old. The back ADU will be delivered vacant. Tenant has given notice to move out at the end of the month. It will be cleaned up in move-in condition.
